Why CVE’s Main Gate Project Was Scheduled Last
As construction begins on Century Village East’s new main guardhouse, many residents have wondered why the main gate renovation was prioritized last among the village’s gate improvement projects. According to CVE Master Management, the decision was part of a carefully planned strategy to minimize disruptions and better manage traffic flow during the construction process.
Before their renovations, both the East and West Gates had a significant limitation: each gate had only one inbound lane, shared by both residents and visitors. This setup often created bottlenecks during peak hours, with traffic slowing as security processed incoming vehicles. To address this, the plan prioritized redesigning the East and West Gates first, creating two inbound lanes at each location—one dedicated to residents and the other to visitors.
“The sequencing of these projects was always about minimizing inconvenience for residents and visitors,” said CVE Master Management Executive Director Val Smikle. “The East and West Gates needed to be redesigned to handle more traffic before we could move forward with the main gate renovation.”
The redesign was implemented to ensure the East and West Gates could handle increased traffic when the main gate closes for construction. With the majority of vehicles already entering the village through the West Gate (which handles roughly 70% of traffic) and the East Gate soon to operate 24/7 during construction, the improved layouts allow these gates to absorb the additional load more efficiently.
CVE Master Management explained that tackling the main gate first would have created logistical challenges, as the single-lane configurations at the East and West Gates could not have accommodated the extra traffic without significant delays. By addressing those gates first, the community now has a more robust traffic management system in place, making the main gate closure far less disruptive.
With construction on the main gate set to begin, village officials say the upgraded gates will successfully manage the increased traffic load, ensuring that residents continue to enjoy smooth access to the village even as the main gate undergoes its long-awaited transformation.
